General contractors have the challenge of managing the various sub-contractors and trades involved in a project, while also liasing with the property owner and the lender. On any given day, a general contractor will be responsible for working through the challenges that arise on any job site, while communicating with the owner to ensure satisfaction and the flow of funds to pay its own, and its subcontractors’, invoices.

The Construction Act imposes strict rules regarding proper invoicing and prompt payments, all of which must be navigated and managed by the general contractor. In the event of any dispute, general contractors often find themselves at the centre, facing complaints – and potential liability – from above and below.
